Looking to unlock land capital by subdividing? Want to build another house on your section?

Miro can manage part of or the entire process for you.

We’ll guide you through the process to make it more cost-effective and straight forward for you to achieve your goals.

Unitary Plans have opened up considerable infill land development opportunities, so if you are looking to subdivide your property to release land capital or to build another house, now is a great time to work with Miro Homes & Subdividing.

We use our extensive subdividing experience, consent knowledge, and large network to deliver on the required activities and provide a complete subdividing service and expert advice. Our team make the entire process much simpler and less time-consuming for you, by completing all the required documentation and liaising with the various agencies.

It all starts with a no-obligation consultation to discuss your objectives, as this will determine our approach and services. Following our meeting, we provide you with an initial report and will discuss with you the viability, options, activities, and associated costs, with recommendations to help you decide what you’d like to happen next.

To progress, we perform a detailed study and provide a full report at a fixed price. This will confirm if you can subdivide, accurate costings, risks, timeframes, and process. You’ll be able to make an informed decision about proceeding.

If you are wanting to build the new home you have dreamed of for yourself or your extended family on the new section, Miro has free-with-build house plans designed for Wellington size sections. Our building team can also carry out any adjustments to your existing home to comply with subdividing requirements. We can introduce you to real estate agents to sell the subdivided section or finance providers who are interested in lending for subdividing and building projects.

The most common types of subdivision, we’ll talk to you about the option that best suits your property and goals:

Freehold title

Subdivision creates one or more additional, separate sections from an existing parcel of land.
New certificates of titles are created for each parcel, which means the property is owned
outright by the individual.

Unit title

Creating a unit title involves individual titles to units, apartments, or semi-detached dwellings as ownership of a defined part of the building and share ownership of common areas such as driveways, lobbies etc.  A requirement of this option is that a body corporate must be formed to manage the common facilities, insurance and maintenance costs.

Cross-lease

A cross-lease is where a number of people own an undivided ownership share of a piece of land, and homes can be built on the land are leased from the other landowners.
